The owner held one of the few conditionally permitted IOS/trucking yards in the Temescal Valley corridor. With AB 98 truck-route and buffer rules tightening entitlements across the region, the yard’s scarcity value was rising, but only to the right tenant pool.
Rather than list and wait, we priced the yard against our live IOS comp set and marketed it directly to the logistics, trucking, and equipment operators we track across the 15 and 91 corridors: the occupiers who understand what a CUP is worth.
The yard leased to a qualified operator on NNN terms, with the entitlement, not just the dirt, driving the economics. The asset now produces durable income in the IE’s fastest-appreciating niche.
